January monthly commencement data published

The Department of Housing, Local Government and Heritage has published its monthly data on the number of Commencement Notices (residential construction starts) for January 2025.
The data shows that 1,178 homes commenced in January 2025.
On a rolling 12-month basis (February 2024 to January 2025), 66,873 homes commenced which is 96% up from the previous 12 months (where there were 34,058 homes commenced).
Of the 1,178 homes commenced in January 2025, 38% are scheme dwellings, 51% are apartments and 11% are for one-off units.
Of all the homes commenced this month, 42% were in the four Dublin local authorities (489 homes). By Local authority, the most homes commenced were in Dublin City (430 homes, 37%) followed by Meath (213 homes, 18%) and Wexford (107 homes, 9%).
2024 Commencement Figures revised upwards
Revisions have been made to previously published data relating to 2024*. In particular, the number of units commenced in December has increased by more than 6,000 to be 10,578. The revised figure for the whole of 2024 is now 69,060.
The revised stronger numbers towards the end of last year particularly reflect the surge in commencements as a result of the development levy waiver coming to an end on 31 December 2024.

Notes
- In 2024 additional verification was undertaken to ensure reported construction had begun. Upon further validation - as well as discussions with other organisations who have analysed the publicly available BCMS data - revisions to 2024 published statistics have been made, resulting in a higher figure.
