PART 9 PLANNING AND DEVELOPMENT REGULATIONS 2001 SI. 600/2001
THE COMMISSIONERS OF PUBLIC WORKS IN IRELAND FOR AND ON BEHALF OF THE DEPARTMENT OF JUSTICE
In accordance with the provisions of Part 9 of S.I. No. 600/2001, Planning and Development Regulations 2001 (as amended), give notice of their intention to carry out the following development at:
52 St. Stephen’s Green, Dublin, D02 DR67
The development will consist of Conservation and Restoration works to the Georgian building (1,548 m2) only, a Protected Structure (Ref no. 7785), consisting of:
(A) Works to the front facade onto St. Stephen’s Green and to the rear overlooking the 1970s extension/office block, including brick repair and wigged repointing in lime mortars, restoration of reveals, cleaning and restoration of the limestone front door surround, minor repairs and painting of ironwork to railings and cleaning and repairs to granite plinth and steps;
(B) Restoration of historic window sashes and frames windows retaining all historic glass (single-glazing);
(C) Restoration of roofs including recovery of slate roof and re-slating in Blue Bangor;
(D) Non-invasive alterations to existing interiors including strengthening of suspended timber floors
on 1st, 2nd and 3rd floors;
(E) Conservation and stabilisation of historic lath and plaster ceilings to ground floor;
(F) Upgrade to existing service installations throughout;
(G) Redecoration following historic paint analysis.
An Appropriate Assessment (AA) Screening was undertaken for the proposed development. It concluded that there will be no likely significant effects on any Natura 2000 sites, either alone or in combination with any other plans or projects.
Appropriate Assessment Screening - 52 St Stephen's Green
An Environmental Impact Assessment (EIA) Preliminary Examination was undertaken for the proposed development. It concluded that, based on a preliminary examination of all environmental receptors and criteria set out in Schedule 7 of the Planning and Development Regulations 2001 (as amended), an EIAR is not recommended under the category of sub-threshold development.

Any person may, within 4 weeks from the date of the notice, apply to An Board Pleanála for a screening determination as to whether the development would be likely to have significant effects on the environment.

Drawings and particulars of the proposed development will be available for inspection by appointment only and with two working days’ notice, between 9.30am and 12.30pm and between 2.30pm and 5.00pm, Monday to Friday for a period of 6 weeks beginning on the date of the publication of this notice at:
